• Hire a licenced contractor: Most states demand that a general contractor has a current licence. So, before you start any remodelling job, double-check that your contractor is approved. He should simply pretend to be licenced, but double-check his licence, which should be current. Obtaining a licence is required by statute. If your contractor can’t show you a valid licence, don’t hire him. • Check your general contractor’s general liability policy: Your general contractor should have general liability insurance. This form of insurance protects you from harm to your home or property caused by contractors or their employees. You will save money on the cost of fixing or replacing the damage if you purchase general liability insurance. Make sure the contractor you employ has an insurance card.

• If you hire a contractor who does not have legitimate insurance, you could be held responsible for the contractor’s accidents, as well as those of his employees and property. If the contractor does not hire anybody, he might be excluded from having to carry workers compensation insurance. He may also provide you with a Construction Industry Certificate of Workers Compensation Exemption. This, however, can be dangerous! For example, if he has a helper and he is injured, you will be responsible for his medical expenses and insurance. You will have to pay for compensation if the contractor has no interest in checking the details of his employee.
